Most new roof systems are designed to provide useful service
for about 20 years. Some roof types, such as concrete tile, slate, clay tile,
and certain metal systems, can last longer.

Actual roof system life span
is determined by a variety of factors, including local climate, environmental
conditions, building and roof system design, material quality and suitability,
proper application, ventilation and adequate roof maintenance.


Another major factor (that is often overlooked) in determining
how long a roof will last is;


How well do the lifespans of all of the components making up the
roof system match?



For example:


Many concrete tile manufacturer’s offer a “Limited Lifetime
Warranty” on the tiles themselves. 
And while it is true that the actual tile itself will last a long time,
some of the other components of the roof system will not last nearly as
long. Because the manufacturer only
warrants the tile, and not the entire roof system, when other components fail
you will have to carry the cost of repairs or replacement of the roof.  One major roof system component that
often fails first in the example of a tile roof is the underlayment.  
The most commonly used underlayment under tile is felt paper. 
Felt paper has an average life expectancy of 12-20 years depending on the
quality and local weather conditions; it deteriorates quicker in hot, dry
  climates.  Because of this, many
  homeowners have to replace a tile roof long before the tile itself has worn
  out. 



As a result of not matching the quality of the supporting
components with the main component, many homeowners have had to replace a roof
long before they expected to.

Carefully compare your roofing bids. 
The main component may be the same, but what about the quality of the
other components that make up the system? 
This can have a big impact on the price and the overall lifespan of the
roof system.  This can also explain
why roofing bids can vary considerably in price.






·        
Roofing manufacturers offer a variety of warranties on their
products. Take a close look at those warranties to see what responsibilities and
financial obligations manufacturers will assume if their products fail to reach
their expected lives.





·        
Check
  the manufacturer’s warranty to see if there is any coverage for repairs if
  other components of the roof system fail. Some manufacturers will offer a system
wide warranty for an additional charge if certain components are used. These are worth checking
into.


Remember, there is a lot more to consider when getting a roofing
quote than just finding the lowest price.
